Searching for the perfect property for your new practice in your preferred location isn’t easy. This has resulted in an increased number of residential and general commercial premises being converted into medical, vet and dental practices.
While converting a family home or commercial business into a healthcare practice may seem like the perfect solution, fitout conversions can take a significant amount of time.
Depending on your chosen property’s location, and the type of practice you wish to open, you may need to apply to your local council for a change of zoning. You will also need to check if the property has sufficient parking for your customers. A residential property can prove more difficult with parking. You will need to engage your neighbours early in the process to address any potential concerns about your new business.
A healthcare practice will need a different configuration to a residential home or commercial business. You will need to take into account the time and budget required to reconfigure rooms and move existing fixtures such as plumbing.
Take a look at three Elite clients who took the plunge with fitout conversions. This included converting a house, an art gallery and a restaurant into their new practice.
Having secured their new premises, the owners of Spring Gully Animal Hospital approached Elite Fitout Solutions to assist with their fitout. Elite worked with the owners to carefully adapt the house to suit the building’s new role as a veterinary practice. The house had a previous use as a medical centre.
Rooms were transformed as appropriate to incorporate the necessary spaces the practice needed, including consult rooms, treatment areas and a laundry.
Because the reception space was small, the décor and design were streamlined to provide an uncluttered, minimalist feel to the practice. Carefully selectedArtwork was chosen to blend seamlessly with the room’s look, creating a welcoming and comfortable space. Honey elm timber-look elements were also added to the consult room shelving and joinery. This softened the otherwise clinical look, while grey splashbacks were incorporated in the treatment areas.
The end result was a fresh, modern and professional looking veterinary practice.
HealthGuard Wellness had previously occupied a family home that had been converted into their long-standing clinic. To meet the needs of their expanding business, they moved to a spacious, beautiful colonial home that was previously an art gallery. Centrally located in the heart of Toowoomba, the building had the open space they required to convert the facility into their new Chiropractic Centre.
The new facility is much larger than their previous premises. The fitout has larger consult rooms and waiting rooms to cater to the practice’s forecast growth.
One standout area of the clinic is the outdoor living area that the building wraps around. Featuring wooden floors, couches and a water feature, the space can also hold workshops or seminars.
Practice owner Dr Steven Osborne is ‘thrilled with the fitout’ and says that he feels it is now home.
The site for Toowoomba Family Vets was a historical building that had been home to the famous Weis seafood restaurant for more than 40 years. As such, it was a location that held a lot of sentimental value for Toowoomba residents. The owner wanted to preserve much of the building’s charm, while still ensuring the layout and fitout looked modern with clean lines and an easy-flowing space.
Elite Fitout Solutions came on board to help him realise this dream.
Light flooring and crisp clean colours replace the previously thick carpets and dark wallpaper. Some original elements of the original restaurant have been preserved and enhanced to blend in with the updated surroundings. These elements include the wooden window panelling and exposed brick walls.
The transformation was a success with the owner providing the following testimonial:
“Virtually every person who walks through our clinic doors comments on the beautiful renovation of the famous Weis Restaurant. Not only did Elite do an exceptional job, they were fantastic to work with at every stage of the process”.
